Four-bedder at Beverly Hill clocks $2.8 mil profit in six years

Four-bedder at Beverly Hill clocks $2.8 mil profit in six years. For the week of July 26 to August 3, the sale of a four-bedroom flat in Beverly Hill saw the biggest price increase. According to caveats filed, the 3,778 square foot unit sold for $8.9 million (or $2,367 per square foot) on July 28. The freehold condominium’s 18th-floor unit was formerly purchased for $6.1 million (or $1,615 psf) in June 2016. After only six years of ownership, the owner realized a financial gain of $2.8 million, or 47%.

The boutique condominium, which has 88 total apartments and is situated in District 10 on Grange Road, was built in 1983. The Orchard Boulevard MRT Station on the Thomson-East Coast Line, which is anticipated to open in the later half of this year, is just a five-minute stroll from the property. Across the street lies the One Tree Hill neighborhood, which consists of exclusive residences including the Orchard Bel Air, which was recently put up for collective sale, and One Tree Hill Residence. Additional features include Great World City and the Zion Food Centre.

At One Amber, the second-most lucrative deal of the week took place. The freehold condominium, which has 562 apartments overall and is situated at Amber Gardens in the Marine Parade neighborhood, was finished in 2010. East Coast Park and the closest MRT station, Tanjong Katong on the East-West Line, are both only a short stroll away. Numerous schools, including the Canadian International School (Tanjong Katong Campus), Etonhouse International School (Broadrick), Tanjong Katong Primary and Secondary School, Tanjong Katong Girls’ School, and Chung Cheng High School, are situated in the region and are well-liked by both locals and foreigners.

The 1,572 square foot, three-bedroom house sold for $3.2 million on July 29 (or $2,017 per square foot). It had been owned for 16 years prior to being sold for $1.3 million (or $799 per square foot) in June 2006, for a profit of $1.9 million or a yearly profit of 6%.
